Welcome to the best website for Albuquerque homes;

 Why hire me as your Realtor?

1.I am your Real Estate Professional

  • If you are my buyer: I won't show you homes I want to sell you.  I will show you homes that you want to buy.
  • If you are my seller: I won't just put a sign up in your front yard.  I will help you work out a strategy to get your house sold.

Listening is not a lost art, it is a skill that is not practiced much anymore.  Well, I practice!!!

2. Neighborhood Knowledge

I possess intimate knowledge about your neighborhood. I can identify comparable sales and hand these facts to you, in addition to pointing you in the direction where you can find more data on schools, crime or demographics. For example, you may know that a home down the street was on the market for $350,000, but I will know it had upgrades and sold at $285,000 after 65 days on the market and after twice falling out of escrow.

3. Negotiation Skills & Confidentiality

I will negotiate the best deal on your behalf. It's part of my job description. I am not a messenger, delivering buyer's offers to sellers and vice versa. I am a professional who is trained to represent my client to the best of my ability, and I agree to hold client information confidential from competing interests.

4. Handling Volumes of Paperwork

One-page deposit receipts were prevalent in the early 1970s. Today's purchase agreements run 11 pages or more. That does not include the federal- and state-mandated disclosures nor disclosures dictated by local custom. Most real estate files average thicknesses from one to three inches of paper. One tiny mistake or omission could land you in court or cost you thousands. Don't open yourself up to costly mistakes.

Whether you are a first time buyer who wants a deal on a foreclosed home or an investor who wants to 'flip' homes, I have all the information and access to the foreclosures and bank owned properties in the Greater Albuquerque/ Rio Rancho area.

This current market represents an unprecedented time for people to buy houses at discounted prices.  Add to that low interest rates and government tax incentives, and there is no reason not to call me about buying a house.

Professional Interests

I really enjoy putting a deal together and having it all come together.  Real estate gives me the opportunity to put my management skills to use for my clients.

I have the 'inside information' to all the foreclosures, REO's, and Short Sale properties in the Rio Rancho and greater Albuquerque areas.

I have worked intimately with everyone from delivery drivers to builders to gain an excellent understanding of Albuquerque and the surrounding area.  Sellers: I will use my knowledge of Albuquerque, Rio Rancho, and Corrales to sell your home.  Coldwell Banker Legacy has an excellent variey of marketing tools which I will use to present your home on the market.  Buyers I will filter through the vast ocean of information to present the best homes to choose from.   Curb appeal is a wonderful first impression, but as a buyer you are going to live in that home.  You need to know specific information about safety; history; traffic; and the overall feel of the neighborhood.  As your seller representative I can show the advantage of walking trails, recreation sites, schools and other surrounding resources that make your home unique.
