      <title>Why not 'go it alone'?</title>
      <description>&lt;p&gt;Why not go it alone on your real estate transaction?&lt;/p&gt;
&lt;p&gt;Here's one example.&amp;nbsp; Yesterday I listed a handyman special, in a very popular neighborhood.&amp;nbsp; We priced it so that it would get alot of attention.&lt;/p&gt;
&lt;p&gt;Upon getting my listing agreement signed and putting the property details in the &lt;a href="http://www.realestateinabq.com"&gt;MLS&lt;/a&gt;, I also sent out a message blast to the busiest brokers in the &lt;a href="http://www.realestateinabq.com"&gt;Albuquerque real estate&lt;/a&gt; community.&amp;nbsp; Within minutes I had numerous calls from my busy broker friends with requests for&amp;nbsp;showing instructions, with the appointments being set.&amp;nbsp; By the end of the day we had offers.&lt;/p&gt;
&lt;p&gt;This morning I started getting calls from the public wanting to know about the property, having seen the sign go up and seeing it in the public side of the MLS on-line.&amp;nbsp; When&amp;nbsp;I asked if they had a broker helping them with their real estate needs they all answered "no we are doing this on our own."&amp;nbsp; When I told them there were already offers on the property they were, of course, disappointed.&lt;/p&gt;
&lt;p&gt;The lucky prospective home buyers who have a relationship with a good broker who is on top of the market has a much more promising chance of getting the property they are looking for, than if they 'go it alone'.&amp;nbsp; Networking is a huge part of my business, and I rely on the great relationships that I have with real estate professionals in the area to sell my properties.&lt;/p&gt;
&lt;p&gt;Don't let a 'slow' market fool you into thinking that you can find the perfect home on your own - the right one could get away without you knowing about it.&amp;nbsp; Find a great real estate professional who networks with other full time brokers so that you can be first in line when that perfect property shows up.&amp;nbsp;&lt;/p&gt;

      <title>More pending sales, but don't forget to keep track of the market!</title>
      <description>&lt;p&gt;Pending sales are up dramatically for the first two week of May - what does this mean for buyers/sellers?&lt;/p&gt;
&lt;p&gt;For &lt;a href="http://www.realestateinabq.com/all_albuquerque_properties.html" target="_blank"&gt;buyers&lt;/a&gt; it means it's time to buy now; that house you like today may be the one that someone saw yesterday and is writing an offer on tonight.&lt;/p&gt;
&lt;p&gt;For sellers, be sure and don't forget this isn't the time to hold on to a price that hasn't worked.&amp;nbsp; &lt;a href="http://www.homeinsight.com/Widget/default.asp?PX5KJV4K2D00" target="_blank"&gt;Look around at your neighbor's prices&lt;/a&gt;, and if you aren't the best buy for price and the best in condition,&amp;nbsp;you aren't going to be next in line.&amp;nbsp; Brush yourself off, clean the windows and get that price competitively priced.&lt;/p&gt;
&lt;p&gt;Have your broker keep you updated with the new appraisal rules and guidelines which may have a huge impact on how you price your home.&amp;nbsp; Even if you find a buyer for YOUR price, it may not pass the appraiser's scrutiny.&amp;nbsp; If it doesn't, you don't have a second chance.&lt;/p&gt;
