Where Does Your Home Fall in the Queue?

Well first you might ask what is a queue and secondly what does it have to do with my home selling or the real estate market?

The first part of your question is easy, the second a little more complex. Firstly while one definition of a queue according to Merriam-Webster's online dictionary is from a french word meaning "tail" relating to a braid of hair ussually worn on the back of the head. For our purposes it has a more modern meaning: "a data structure that consists of a list of records".

Ok so now that you know more French than you care to, what does this have to do with real estate? Especially the three bedroom charmer that you would like to sell so that your third child has his own room and your TV has its own room as well. It is quite simply this, when a prospective buyer goes to the internet or a real estate office to look for homes that they would like to buy, they may well be inundated with potential homes that could fit their needs, so many in some cases that even a pot of coffee and an all nighter still won't get them through the list. Imagine this same buyer trying to view all those homes in person, by the time he got through them there would be a whole new group of homes for him to look at. I think you get the point.

So what does Mr./Mrs. Buyer do or ask his Realtor to do? Why create a list of course, with certain parameters. Area, size, number of bedrooms etc. Mr./Mrs. Buyer has his/her list, but its still too large to manage, so he/she or their Realtor refines the list or "data structure" which in essence becomes the queue that your home will fall into. Now this buyer has a list of homes that he would like to see, but it may be still too large, so the buyer will have to create a priority in which he/she will view these homes, any or all of which might be a good fit. This is where price becomes one of the most important parts of any marketing campaign. Keep in mind that most buyers will  typically view 6-8 homes in a day. In this market where buyers have many homes to choose from, but you only have one to sell, your home needs to be in a position in the queue where it will be shown. Recently I did a search for a Seller to show him what the market was like in his part of NW Albuquerque. A search for similar homes to his within a 2 mile radius indicated 52 properties for sale. If you were a buyer and had to narrow down a list of perhaps dozens of like houses where would you start?

As a seller you would want to know where your home falls in the "queue". Despite the sluggish real estate market, there are many homes that are selling quickly, some even generating "bidding wars". These homes sell because they are the "prettiest, best priced" and naturally they are at the top of any buyers "queue"
